Millward Associates delivers retail sales & consumer spending performance measurement & improvement strategy advice to both asset management and marketing teams.

Located in the affluent south Dublin suburbs, Dundrum is Ireland’s most successful regional shopping centre, whose tenants achieve market leading sales densities. We deliver annual performance measurement & improvement consultancy since the Centre opened in 2005. Our work embraces all aspects of consumer & retail market research, analysis and modelling required to support decision making by both the asset and development management teams.

Millward Associates works with The Mall Corporation to deliver in depth analysis of tenant performance at a number of their shopping centres.

Millward Associates has worked with RREEF since 2010, initially to deliver asset performance measurement & improvement strategy at Saxon Square Shopping Centre,  Christchurch and during 2011 to provide pre-acquisition market analysis on two of their recent acquisitions on behalf of German funds.

London & Stamford are joint owners with British Land of the Meadowhall Shopping Centre, Sheffield.  Millward Associates works with the company to deliver pre-acquisition market analysis.

Chartered Land is Ireland’s highest profile shopping centre developer with a portfolio comprising the leading shopping centre developments in and around Dublin including:

  • Dublin Central – the proposed 1 million sq.ft city centre scheme to be anchored by John Lewis
  • The Ilac Centre, Dublin city centre – anchored by Debenhams & Dunnes
  • The Pavilions, Swords: Phases 1 & 2 anchored by Dunnes, Superquinn and Argos are trading now; Phase 3 will be anchored by House of Fraser and Marks & Spencer and will deliver a new regional shopping centre to the northside of Dublin city

Millward Associates delivers the market analysis & modelling required to support both asset management & development teams. We have worked closely with both John Lewis and House of Fraser to deliver market analysis which has informed their respective decisions to take space at Chartered Land developments.

Cosgrave Property Group are owners of The Liberty Shopping Centre, Romford.  Millward Associates has worked with the company since 2010, delivering asset performance measurement and improvement strategy research and tenant recruitment support.

Millward Associates worked with Scottish Widows to determine strategic opportunities for the tenant mix of Castle Quay Shopping Centre, Banbury.

Change Capital Partners is the private equity company founded by Luc Van de Velde and Roger Holmes to invest in retail and related businesses.  Millward Associates has delivered pedestrian counting research and analysis at locations across the UK.

thecentre:mk is the premier city centre located regional shopping centre in the south Midlands, anchored by John Lewis and Marks & Spencer.

We worked with Propinvest to deliver strategic retail advice on two of their centres:

  • East Kilbride, where we determined tenant sales, profitability and sustainable rent performance
  • The Headrow Centre, Leeds where we modelled present and potential future footfall and tenant sales and sustainable rent potential on completion of the centre’s redevelopment

Millward Associates’ has worked with the Property Services & location planning teams since 2003 on a wide range of projects designed to help Nationwide improve location planning decision making.

We  worked closely with John Lewis on their first foray outside of the UK market, culminating in their decision to open a store in Chartered Land’s Dublin Central development. Mark’s experience, both as a former John Lewis Partner and expert in the Irish retail market, provided valuable evidence and support to the John Lewis decision.

Mark acted in the capacity of Expert Witness involving one of the UK’s largest retailers and a claim for loss of profits. As a direct result of Mark’s research and evidence, the claim against Evershed’s client was dropped.

Mark has worked with Allied Irish Bank on the following projects:

  • Northside Shopping Centre, Dublin – In 2004 our consultants undertook a strategic review of the opportunities available for redevelopment of Northside Shopping Centre, a successful district shopping centre located on the northside of Dublin
  • Pre-acquistion market appraisal – We delivered a pre-acquisition market appraisal on a flagship UK shopping centre

Flight Centre

Flight Centre is a global travel agency business based in Australia. Our consultants worked with Flight Centre in the UK to identify a location strategy and develop a means of assessing rent affordability as part of the shop location process.

Portsmouth Port

Our consultants worked with Portsmouth Continental Ferry Port to research & identify a strategy to increase revenues from retailing.

University College, Oxford University

Mark worked with University College to develop a retail & food services strategy for the Little Clarendon Street area of Oxford City Centre.

Delamere Estates

Mark worked with Delamere Estates to identify the potential improvement in pedestrian flow and retail sales arising from the redevelopment of Victoria Plaza Shopping Centre, Southend.

Chesterbridge Developments

Our consultants delivered the pre-development market analysis for MacDonagh Junction Shopping Centre, Kilkenny.

Laurence Town Centre, Drogheda

In early 2006 we undertook a strategic review of the potential options for Laurence Town Centre, which at that time was nearing completion but had yet to sign any tenants.

Fishburns Solicitors

Mark acted as Expert Witness in the case Joplings -v- Couves & Others (1998). His evidence contributed to a £2 million reduction in the claim against the defendants in this case.
